Important Note
Thank you for your interest in our rental property. In the interest of maintaining a quality community for our residents to call home, we do evaluate every prospective resident before the application is approved. We provide equal housing opportunities for all. Each resident over the age of 18 who wish to reside in the apartment home is required to submit a separate rental application. It is important that all applications are filled out completely and contain no omissions.
Required Information
Please be prepared to pay the application fee as outlined in the property listing. In addition to this rental application, you will also be required to provide a valid photo ID and proof of income equal to 1 month of consecutive paystubs. To complete this rental application, you must be prepared to provide 2 years of residential history, as well, as contact information for your housing references. You will also be asked to provide information on your monthly income, and note that properties require all applicants combined gross income is at least three (3) times the monthly rent amount.
Fee Structure
-Move-In Fee (5% of rent). -Tenant Benefit Package fee of $35/mo. This is detailed in your lease and includes a renters insurance policy and furnace filter delivery among other items. -If applicable: Pet Rent ($50 per pet).
Who We Are
Wisconsin Property Managers manages this property on behalf of the property owner. We take pride in the units that we manage, and treat them as we would our own. This means you can expect a well-maintained property, prompt service, and helpful responses if you have any questions or concerns. We manage homes and small apartment communities throughout Southern Wisconsin. We do business in accordance with the Federal Fair Housing Law and welcome Persons of all Race, Color, Religion, Sex, Handicap, Familial Status, or National Origin.

In a scenario in which you are not currently renting (Ex. own your own home or live with family) you may list your own information under the landlord section.
If you do not currently have an employer, you may enter "NA" in any relevant sections. For salary, you may enter $1.00 if currently not employed. For email, you may enter your own email. For employment date, you can use your birthday and the date today.
If you do not have paystubs as a result of not being currently employed, you may upload other relevant documents such as a tax return or a recent bank statement.

NOTE: Application Fee is non-refundable. NOTE: The following two items are REQUIRED to move into your unit! 1. Obtain renter's insurance and bring proof of coverage with you to lease signing. 2. Schedule all utilities to be transferred into your name and bring confirmation number or account numbers with you to the lease signing. I understand that this is a routine application to establish credit, character, employment, and rental history. I also understand that this is NOT an agreement to rent and that all applications must be approved. I authorize verification of references given.
